Preventative Maintenance Plan

The leading causes of garage door failure and/or replacement include lack of maintenance and being hit by vehicles. We offer preventative maintenance programs for garage doors and automatic openers.

What's Included with a Service & Safety Inspection? »

  • Inspect door sections for buckling or cracking.
  • Inspect all hinges, rollers, top brackets and bottom brackets on door.
  • Inspect door for proper balance and adjust spring tension as needed.
  • Inspect cables, drums, bearing plates and shaft for wear or damage.
  • Inspect torsion spring mounts and opener front mount.
  • Inspect pulleys for wear.
  • Confirm extension springs have safety cables on.
  • Inspect cables for any fraying or damage.
  • Adjust track if needed.
  • Inspect side, top and bottom seals for damage and fit.
  • Lubricate garage door & opener.
  • Test emergency release on opener for proper operation.
  • Perform the 3 step safety check for proper safety reverse on openers.
  • Inspect and adjust as needed the opener forces and limits.
  • Test opener wall button for proper operation.
  • Inspect and tighten all structural door and opener hangs.

If any worn or damaged parts need to be replaced, our technician will review what is needed with the customer. Any replacement parts and the labor to replace them will be additional.

Garage door torsion springs are rated by cycle life, with 10,000 cycles (a cycle being one opening and one closing action) the industry standard minimum. The average spring breaks about every 8 to 10 years, depending on how often the door is used. If a garage door has two or more springs and one breaks, all springs should be replaced to maintain proper balance.
